Safe use of historic buildings

When the old Kobayashi family residence, a cultural property, is used as a store used by the unspecified majority, it was difficult to use it without damaging the current atmosphere (the original value as a building) under the Building Standards Law. Therefore, by utilizing the proviso ordinance of Article 3, Paragraph 1, Item 3 of the Building Standards Law, we took a method that could be used legally while maintaining the current atmosphere. In order to compensate for areas not covered by current laws and regulations, structural reinforcement and disaster prevention reinforcement were implemented. There are few application examples in private houses in Kyoto Prefecture, and we hope that it will become an advanced example of leaving old buildings in the future.

A new lantern wall that enhances the existing goodness

Kobayashi House is a private house with a thatched roof with a history of 210 years. The ceiling is high and the ceiling surface is dimly lit. Renovations were made to create a clean dining space while maintaining this atmosphere as little as possible. Instead of using the light coming directly from the lighting equipment, a new white wall was set at a point to irradiate the light and create soft light. The surrounding area of ​​the desk has been brightened without losing the sense of the brightness of the existing building, realizing an interior space with optimal illuminance as a function.

Operation plan to supplement difficult conditions surrounding buildings of cultural properties around the area

Due to restrictions such as renovation due to the cultural properties of the building, the limited electric capacity of the site, and the inability to use gas, the cafe building can only be equipped with a minimum kitchen function. It could not be manufactured. Therefore, the old private house, which had been vacant on the adjacent site, was renovated as a bread manufacturing and sales space, and the plan was to drop the bread in the cafe building, creating an environment that could provide cucumber bread. In addition, there is a synergistic effect in that customers using the café visit their nearby bakery with their feet. We are also considering providing bread to nearby museums and accommodations. Furthermore, the second floor of the bakery has been set up as an accommodation facility, awakened by the smell of bread, and plans are in place to provide a freshly baked bread breakfast.
